The same rules apply for commercial real estate as for the macro economy: time is money. That means each disruption to operations is a stoppage that costs turnover. This basic rule spoke for itself in the renovation of a business complex in Coblenz city centre that is adja-cent to the popular “Löhr Centre”.
To maintain the property so that it is attractive to ten-ants and to achieve a long-term connection, here, modernizing the 4,500 square metre of-fice and commercial building was long overdue. However, as the commercial operation had to be guaranteed, without disruptions, the supply of different building areas was not to be interrupted under any circumstances. For instance, the entire renovation of the approx. 25 year-old heating system was carried out at the same time as commercial operations were under way.
Renewal of the heating system was necessary because when extending the height by one storey, space was lost for the old roof heating system. Therefore, for the new heating devices and distribution station, the only suitable room was in the basement. “Relocation” to the lower basement level required relevant re-laying of a new piping network as a lower heat distribution with two main heating circuits and riser pipes to professional dimensions. However, in association with his four employees, the central heating installer Michael Schimmelpfennig from Coblenz proved that such restrictive regulations are possible.
Within only four weeks, they installed a new main distributor alongside the existing heating network and also installed a new riser pipe up to the sixth floor. The reconfiguration and connection of the different storey manifolds on the floors to both main heating circuits were each carried out at weekends.
