Exclusive owner-occupied flats

Fonterra Smart Control saves up to 20 percent heating energy

Exclusively appointed, a premium location and highly efficient energy usage: Those are the key features of this residential ensemble in Bensberg, Germany. The eastern edge borders directly on the large forest of Königsforst, whilst to the west the inhabitants enjoy the broad panorama of the Rhenish lowlands called the “Kölner Bucht”, including a view of Cologne cathedral. Natural living – that is the term used by the architect and constructor of this exclusive development, with six units of around 200 m² each. He expects “best agers” to show most interest in purchasing. This age group, generally quite affluent, often looks to spending its third life phase – with the children grown up and retirement due – in a comfortable owner-occupied flat rather than a house that may have outgrown its usefulness.

The close-to-nature situation accords well with a mode of construction that also takes nature into account. The development fulfils the KfW 55 standard, with heating energy being supplied by a geothermal heat pump. Heat is distributed in the residential units by means of the Fonterra stapler radiant heating and cooling system. In the large-sized rooms with their wide windows reaching down to the floor, this well-proven system provided the most efficient solution, because the heating pipes had to be laid in a very flexible manner, i.e. according to individual requirements.

Unique: the automatic hydraulic compensation

Best-agers are not only environmentally aware, but also interested in technological details. And they know how to combine both with comfortable living. The intelligent Fonterra Smart Control single room regulation system for the underfloor heating is the ideal “partner” in such cases. The system consists of a room thermostat (winner of several design awards) together with the basic unit and actuators in the manifold. Together they allow individual and wireless control of the heat distribution.

However, Fonterra Smart Control's unique feature is the automatic hydraulic compensation. This is a dynamic process that adjusts the amount of energy fed into each heating circuit according to the varying thermal requirements – e.g. caused by open windows, sunlight or a solid fuel fireplace. This allows for energy savings of up to 20 percent.
