Sustainable planning supports the marketing of owner-occupied flats
Already at the very first meeting the investor and expert planners were in agreement: Sustainable planning and high-quality construction are the very best marketing arguments for the new owner-occupied flats in the centre of Steinen (Southern Black Forest, Germany). Accordingly the new residential and commercial building was fitted with wellness bathrooms, underfloor heating and other premium features. And this paid off since there are no empty flats or shops.
The challenges faced during the planning of technical building services, however, should not be underestimated: Despite the differing comfort standards and usage conditions, overall cost efficiency, premium-quality drinking water and a convenient water supply all had to be ensured. This was achieved through the interaction of the Viptool Engineering software during planning and products from the Viega system world during implementation.
Hygienic drinking water
In order, for example, to reconcile the output times for hot water in the wellness bathrooms, which are fitted with rain showers amongst other things, and the guaranteed drinking water quality, there was one important planning goal: to reduce the distribution losses to a minimum. Hot water is provided in an energy-efficient manner via a gas heating system supported by a solar thermal system.
For the distribution on the different floors, the specialist planners identified the smallest possible DNs using software in order to keep the system volume as small as possible in the interests of hygienic drinking water. To prevent the simultaneous drop in supply performance, the flow-optimised pipe system Raxofix was used throughout.
Thermally controlled Easytop circulation regulation valves and the stainless steel piping system Sanpress Inox for basement distribution and riser pipes guarantee a convenient supply as well as drinking water hygiene.
The investor's conclusion: Sustainable planning results in the best marketing arguments.
